Treat the cause, not just the color
A dark, green, orange, white, or brown mark is a symptom—not a diagnosis. Effective stain removal begins by identifying the contaminant and the surface beneath it. Using the wrong treatment can set a stain, damage a coating, or create a larger discolored area.
Biological growth
Algae often appears green or dark and favors damp, shaded surfaces. Moss and lichen have more physical structure and can attach firmly to roofing and masonry. Treatment should account for the substrate and allow time for biological material to release; forceful removal can damage shingles, paint, or soft masonry.
Mineral and metal stains
Rust is usually orange or brown and may originate from irrigation water, metal furniture, fasteners, fertilizer, or well water. Efflorescence is typically a light mineral deposit caused as moisture moves salts through masonry. Hard-water spotting and red clay are different again. Each may require targeted chemistry after testing.
Oxidation, oils, and organic stains
Oxidized siding or metal can produce chalky residue and permanent color change. Oil and grease can penetrate porous concrete, making complete removal uncertain. Tannins from leaves, nuts, wood, or mulch may leave brown stains. General washing may improve these conditions but specialty treatment is often required.
Set expectations before treatment
Age, porosity, heat, previous cleaning attempts, and dwell time all affect removability. A responsible estimate separates normal cleaning from specialty stain restoration and explains the chance of shadowing or permanent change. Documenting the condition before work protects both the owner and contractor.
